There are a lot of homes that face onto canals and ponds in Chestermere. We do not consider these Chestermere lakefront homes nor do we use them as comparable properties when doing a Comparative Market Analysis. The only addresses that will have lakefront homes are East Chestermere Drive odd numbers only, West Chestermere Drive even numbers only, and Cove Road Odd Numbers. Anything else and you do not have your own dock and you cannot drive your boat from there. A lot of realtors will identify homes are waterfront that are not, our apologies. In order to give you the lakefront listings as soon as they are listed, an automated search picks up anything that is included in waterfront or backs on to lake. Others may back onto storm water retention ponds or the canals that run through Chestermere, but unless you have a dock, it is not in our opinion a waterfront or backs onto lake home.

When you have a lakefront home on Chestermere Lake you own the land under your dock. There are no forced shore rights like there are in many other waterfront locations, where the public has access to the water. You own right to the shore and under your dock and boathouse. Some realtors will include this in the lot depth, so you have to be careful to see the real property report to know what the size of the yard actually is. Being able to launch your boat from home just makes having a boat make sense. Having to take your boat to the boat launch, back it in and then wait to take it out, is such a hassle. When you can just get in the boat and go it makes it something you will do much more often.
Living on the lake gives you great views, unbelievable sun sets and sun rises.
As Chestermere is part of the Western Irrigation District, the water comes in from the Bow River and flows into Chestermere Lake where it flows out of the lake, with a total change out of water every 5 days.
The McKay family has enjoyed living in their Chestermere lakefront home since 1991. They could not believe the incredible lifestyle and the incredible value that Chestermere has to offer.
