In July 2023 there were 126 homes listed on MLS in Chestermere. 59 homes sold, the average sale price was $617,000. The average size of home that sold was 1,826 sq. ft. and the average days on market was 30 days. At the end of the month there were 13 conditional or pending sales, 38 unsold homes, 5 listings expired and 11 listings were terminated. As there is no such thing as an average home, and sales vary by price range, we have done a complete analysis of the market by price range. As you can see from the chart below, sales up to the 600 to 700k range are very healthy. Once you are over the $800,000 range it is again taking longer for homes to sell. Lakeside Greens has homes that back onto the Golf Course, West Creek, Kinniburgh and Rainbow Falls have homes that back onto ponds and canals. Westmere has some homes that back onto green spaces and walking pathways. The Cove has lakefront homes and homes that have unobstructed view of the lake. East Chestermere has lakefront and homes on 1/2 acres, and may include the 2 acre parcels at Lake Ere that have just been annexed into the city. The Beaches have homes that vary greatly in age, and building types. Lakepointe has a variety of home choices from Townhouses, duplexes and single family homes.
