Representation When Buying a New Home.

Some builders will tell you that you don't need your own realtor to buy new construction because the builder has one in house that will handle all the paperwork.

Keep in mind that using the builder's real estate agent means not having any representation that is working in your best interests. In a perfect world, the builder's agent will be a neutral party working for both the builder and buyer, but in reality they have been hired by the builder and often have a bias toward the builder's interests.

Negotiating The Price, Terms and Upgrades For Your New Home in Chestermere.

Initially your offer to purchase will be on a Alberta Real Estate Purchase contract.  Then it will be transferred to a new home purchase contract, which is required for the new home warrantee.  As your agent we will make sure that all terms and conditions, and chattels are transferred to that document.  We will go through the building contracts with you to make sure you understand all of the details and there will not be any unpleasant surprises on closing.

Get Things in Writing.

When you walk through model homes or talk with salespeople at the builder's office, you may get verbal offers or be promised certain terms. As your realtor, we will ensure that these terms can be put into writing as everything that you are promised must be in the offer to ensure that it is part of the deal.  If it is not in writing you will not have a leg to stand on.  All contracts to purchase a new home must have all terms, all goods included, in writing.  When you have  the McKay Team as your own buyer's agent when buying a new home in Chestermere, we will make sure that all promises are in writing.

Financing Your New Home.

We can help you get the best rate by using a mortgage broker.  You will know what you can and cannot do before you waste time looking at homes that you do not qualify for.  If the builder has a better offer you can compare it to make sure it is the best offer.  Remember there is more to consider, such as terms, payout penalties, portability etc.

Builders recognize the value that a Realtor brings to the table.  For that reason, Realtor fees are built into the price of the home.  A reputable builder will not discount the real estate fees, so that you get a lower price.
