Chestermere Real Estate Market March 2021 Wow!

The Chestermere real estate market really heated up for March 2021.

The Chestermere real estate market was extremely strong in March of 2021.  There were 65 sales and 9 pending sales on March 31 at 10 p.m.  That is 74 in one month.  This is more than I have ever seen in my 28 year career. 74 sales in a month is easily twice as high as the best months we had in 2007.

There was a record price for a resale lakefront home at over $2,000,000.  The last time a home sold for this level was 2007.  The lakefront inventory is very low. as 5 lakefront home sold in March  The inventory has been getting scooped up by savvy buyers who can see the value of waterfront property so close to Calgary.

At March 31 there were 100 listings which is down from past months.  There is less than two months of inventory on the market.  This means that we are finally in a seller’s market in most categories.  This means that we will be seeing an increase in prices.  This of course is if CMHC doesn’t interfere with the market any further.

These sales do not include new homes under contract in the four new areas of Chestermere.

Single family homes and duplex homes in Chestermere under $1,000,000 are stabilizing with about a three month supply of inventory.

This makes it an excellent time to sell your home.  Many people believe that the best time to sell your home is in the spring.  As a real estate professional for 28 years, I can tell you that the best time to sell your home is when the inventory is low.  Towards Spring, there will be many more listings to compete with your home for a buyer.  If you are considering upgrading your home it is an excellent opportunity to acquire a bargain in a price range that is not selling as well.  This market that we are in is more of a balanced market, so if you are a first time home buyer, there are still great opportunities out there.

If you are waiting for prices to go up, before you sell, you may be looking at years, and then the price of the home that you want to buy will be up too.  If you are looking to move to another province, likely the home prices there will be rising faster than prices in the Calgary area will.

This was the development that really kick-started Chestermere. Before the golf course was here the only water available was well water that was less than wonderful. When the golf course was approved they brought out the water line from Calgary. When this happened property values went up about 40%. At this point all of the homes in Chestermere were required to connect to the city water lines. Lakeside Greens opened the first showhome parade in 1991. The last homes built were built in 1998. Many homes in Lakeside Greens back onto beautiful ponds, there are many homes with spectacular mountain views. There is one small villa project in the area with the remainder of homes being single family. There is a good selection of bungalow and two storey homes, with or without walkout basements. The clubhouse offers good food, and a health club. The course is 18 holes and is semi-private.

Doug McKay Where Does He Sell Homes.

It is important to find a realtor that specializes in the area your are selling or buying in.  This is a chart showing the areas that Doug has sold homes in.  How many sellers and buyers he has represented in Chestermere.  During much of this time we were concentrating on representing lister’s rather than seller’s, due to the volume of business we were doing.  We had a buyers agent through this time period.    Volumes have changed and we are once again enjoying working with more home buyers.

The Chestermere market has always been challenging.  Many top realtors do very well in Calgary, but when it comes to the Chestermere, they are not prepared to do the marketing that it requires to sell a home here.  They may not understand the reasons that buyer’s choose Chestermere, they may not understand who their target market is.

We have a marketing program that has been proven to work.  We understand what it is that Chestermere has to offer and we are sold on this area.
