If you want your own representation that is working on your behalf, you do. As the builder’s representative works for the builder and is obligated to have the builder’s best interests in mind. If you are considering a home in a new development, there will be more than one builder that is vying for your homebuying dollars. As Chestermere specialists for over 30 years we can help you compare offers, locations, and features of the home to help you determine which home is the best for you. We know what homes are selling for by square foot and can help you figure out if you are getting a fair price.
There are several new home communities in Chestermere which you may consider, we can help you compare the developer’s track record, the builder’s reputation, and the location to ensure that you will get the best appreciation on your home in the future. Backing onto a busy street or a powerline may give you a better price on a lot, but it will devalue the resale value of the entire home! The builder’s rep must move lots, we want you to have a home that you will enjoy living in and that will appreciate as much as possible.
Representation When Buying a New Home.
Some builders will tell you that you don’t need your own realtor to buy new construction because the builder has one in house that will handle all the paperwork.
Keep in mind that using the builder’s real estate agent means not having any representation that is working in your best interests. In a perfect world, the builder’s agent will be a neutral party working for both the builder and buyer, but in reality, they have been hired by the builder and often have a bias toward the builder’s interests.
By hiring a buyer’s agent like the McKay Team, you will have an expert focused on ensuring you get the best deal possible and have all your questions answered.
Negotiating The Price, Terms, and Upgrades For Your New Home in Chestermere.
We have decades of experience negotiating home purchases. Even if you are a great negotiator and have experience successfully negotiating contracts in other industries, purchasing a new home in Chestermere is a complex process, and leaving out an expected appliance, window covering, or a term or a condition can be a costly mistake.
We know what builders may be able to offer, such as help covering closing costs, landscaping upgrades, basement development, or extended warranties. Working with us to buy new construction will likely mean getting the best deal.
There Will Be Two Contracts.
Initially, your offer to purchase will be on an Alberta Real Estate Purchase contract. Then it will be transferred to a new home purchase contract, which is required for the new home warrantee. As your agent, we will ensure that all terms and conditions, as well as the list of included options, are transferred to the relevant document. We will review the building contracts with you to ensure you understand all the details, and there will be no unpleasant surprises at closing.
Get Things in Writing.
When you walk through model homes or talk with salespeople at the builder’s office, you may get verbal offers or be promised specific terms. As your realtor, we will ensure that these terms are put into writing, as everything you are offered must be included in the offer to be part of the contract. If it is not in writing, you will have no grounds to stand on. All contracts to purchase a new home must include all terms and all goods in writing. When you have the McKay Team as your own buyer’s agent when buying a new home in Chestermere, we will ensure that all verbal offers are in writing.
Financing Your New Home.
We can help you get the best rate by using a mortgage broker. You will know what you can and cannot do before you waste time looking at homes that you do not qualify for. If the builder has a better offer, you can compare it to ensure it is the best option. Remember, there are additional factors to consider, such as terms, payout penalties, and portability.
It Won’t Cost You Anything to Have Us Represent You!
Builders recognize the value that a Realtor brings to the table. For that reason, Realtor fees are built into the price of the home. A reputable builder will not discount the real estate fees so that you get a lower price.
The sellers of the home pay the real estate agent, which means the builder will pay us from the proceeds of the real estate transaction. Our experience and knowledge of the Chestermere real estate market are available to you at no cost.
